If you are renting out a property you will want to make sure that you are covered against all eventualities should your tenant suddenly become unable or unwilling to pay their rent. This could be down to a variety of reasons, such as ill-health or redundancy, which in this day and age you should always make provision for. Risks landlords could face Nurture follows a strict referencing procedure on behalf of it’s landlords in order to find the right tenants for their properties, however now and again tenants circumstances may change and they are unable to pay rent when it is due, fall behind on payments, begin to neglect the property or in the worst cases cannot pay at all or maliciously damage the property. Our landlord insurance policy has been especially designed to resolve these problems and give you peace of mind and certainty by assisting the landlord in repossessing the property and pursuing tenants for unpaid rent. Nurture’s own stringent processes ensure that we work hand in hand with the insurer to minimise the financial pain and inconvenience these types of circumstances can cause. On top of this, the landlord insurance policy will also compensate for rent arrears while a tenant or ex-tenant remains in the property, or where they have vacated the property but left it in a dilapidated state and unfit to re-let. Other problems such as squatters and damage to the property – problems which can occur outside the tenancy agreement and are outside of Nurture’s control – are covered by this landlord insurance policy and allow you to take the appropriate legal action in both of these circumstances. How we can help you For tenancy disputes, the our policy contains Legal Expenses cover provided by DAS who will be able to help you negotiate a full settlement of the landlords claim. If they are unable to do this, they will refer the matter to a solicitor for further action and will pay legal costs of up to £50,000.
